LEASES: Lease terms are the same as Pepperdine University semesters.
Three Lease terms: (1) Fall / Spring. (2) Summer. (3) Full year.
Each room is rented separately with individual agreements per room.
Note: during the summer, renters are usually college students from other parts of the country doing summer internships in the area.
So, summer lease dates are flexible, but there is a 60 day contract minimum.
UTILITIES: Utilities fee of $125 a month covers: water, electricity, gas, internet, laundry use.
SHARED: Each room is set up to be used as a single or shared with a student roommate. Mgt does not find roommates or put roommates into contracted rooms.
If leasee would like to add their own (and approved) roommate, there is an additional $150 monthly fee which includes the monthly utility fee.
Credit Check $50 or $0 for Pepperdine students submitting parent and counselor info on references.
Initial Payment: First & Last Months Rent. Plus Damage Deposit $1000 per person.
Pepperdine: 50% damage deposit discount upon preliminary parent/student/landlord zoom call and counselor's info.
BIKE & HELMET: Available for rent of $10 added to monthly rental term. As public transportation in the Calabasas area is very good, Nursing students and HRL lab students often opt to just have a bike to get around.

I lived in this townhome for my junior year … I could not be more thrilled to move back in (for Sr yr). It has been the most wonderful living situation I have ever been in. As a young, female, college student, its difficult to know if you’re going to feel safe. I feel truly lucky to have such a wonderful landlord. Lisa is someone who cares for our safety and well being as well as a friend … makes us feel safe and secure and truly cares about making her home a comfortable space. Hospitality doesn’t begin to express her warmness.

Perfect place to stay ... My friend and I were assigned to the region for our grad program, and it was such a convenient location: easy access to our internships and close enough to the city and beaches when we wanted to get away for the weekend. Note that we stayed at this location during the COVID-19 pandemic, and Lisa was very good about attending to our needs while maintaining social distancing. The place is equipped with everything you need for a long stay, from cooking supplies to a combo washer/dryer, Overall, it’s a nice place in a safe area with plenty of street parking. I would definitely stay here again.

Staying with Lisa was fantastic! She always responded quickly and was very helpful. I stayed with her through the pandemic & she was incredibly flexible when a lot of my plans were changing all the time. Would highly recommend and in a fantastic location!

I was attending Pepperdine University on my G.I bill. Money was extremely tight ... I was in a panic trying to find a location close enough to the private Christian school that would not break my budget within the expensive rent of the Malibu area. Lisa's townhouse and dorm style rental was perfect. She was extremely kind. Her primary concern was always to provide a safe and quiet environment for the other renters. Lisa's biggest accommodation was when my three year old daughter had the opportunity to visit me. I thought I would need to rent a hotel room to host my own kid. Lisa insisted that she stay during my parent visitations.
